They must use it for less than 50 hours a week.

Realistically if you have 2 x First team training sessions at 2 hours plus allow for 1 game each week for the first team that would be about 8 hours (1 to 5 or 6 to 10).

That's still 40 hours at around £125 per hour available to hire out, that's the going rate for 1 full 3G pitch per hour in the area at the moment.

However you also can factor in the savings you are making for not spending cash out at a training ground as well if you wanted to use more hours for academy, women, youth teams as well. So although you may not be making money you could be saving several 000 per week by not paying out elsewhere.

50 hours per week does not seem to be a major constaint. With the owners aiming for the Champions League, they are perhaps questioning the investment for other reasons.

I know it's bit academic at the moment but the economics of the 3G need to take into account the annual maintenance costs which will vary with usage and the need to set up a sinking fund to fund the eventual replacement of the surface which again will depend on usage. There needs to be additional staff to manage bookings and be on site when hirings take place and obviously additional utilities costs for when the pitch is used in darker autumn and winter months. Probably additional access to clubhouse and changing rooms etc. The original plan had the Academy returning to play and train which would give a saving on hiring external facilities. It would also support expansion of Academy numbers. First team would also train at Beveree giving additional savings. After deducting these hours from the total available then in theory the remainder is available for pubic hire. The club was required to provide a Community Access plan as a condition of the planning permission but I have not heard anything more about that and what impact that would have on available hiring hours. I guess the council wanted to see some pro bono/subsidised cost access to hiring for the local community which is fair. Realistically most potential hirers want access at popular times so maximum usage is not realistic. The club will have modelled assumptions around usage, charge out rates and breakeven. The costs of installing a 3G have probably escalated since the original plan was mooted given building materials inflation. If there is a squeeze on the number of available hiring hours then the viability may just not be there. You have to weigh this up against the alternatives which would be to continue with the grass pitch and external pitch hire.

So no growing community or income on a Sunday at the Bev atm, and no women's team for us to easily follow.
